Why do you jumping from 4.4Ghz to 4.9Ghz?
Your processor is locked. Increase the PL’s and Turbo Duration. Consider overlocking the memory.
Repaste your CPU, check HSF mount and/or install / clean case fans because 36°C is too high for 2.5GHz @ 852mV.
